Quick, honest estimates. Rates start at this week’s national average. Your real numbers come from a 15-minute conversation.
Rate defaults to this week’s national 30-year average from Freddie Mac. Your rate will differ. Mortgage insurance is a rough estimate when you put down less than 20%.
Some programs allow higher ratios, and Non-QM can qualify income differently. This is a starting point, not a limit.
Actual limits depend on credit, occupancy, property type and the lender.
The All-In-One works like a checking account: your paycheck lowers your balance the day it lands, and interest is calculated daily. Move the sliders to see how fast you could own your home. I offer both CMG’s All-In-One and Averra Financial’s Wealth Builder.
Hypothetical illustration based only on your inputs. Assumes income arrives at the start of each month, spending is spread evenly through the month, rates stay the same and nothing else changes. The All-In-One is a first-lien home equity line of credit with a variable rate that can rise. Results aren’t guaranteed, not everyone will qualify, and this isn’t an offer to lend. The traditional comparison assumes standard principal-and-interest payments only.
All calculators provide estimates for illustration only and are not a loan offer, rate quote or commitment to lend. Actual rates, payments and eligibility depend on your full application, credit, property and lender guidelines.
Good questions.
What is an All-In-One mortgage?
It’s a first-lien home equity line of credit combined with a checking account. Your deposits reduce the balance immediately and interest is calculated daily, so money that would normally sit idle reduces your interest instead. I offer CMG’s All-In-One and Averra Financial’s Wealth Builder.
Is the All-In-One rate fixed?
No. It’s variable and adjusts with a market index plus a margin. Because interest is charged on a lower balance every day, many borrowers pay less total interest even when the rate is higher than a 30-year fixed.
Who is the All-In-One right for?
People who consistently bring in more than they spend each month and are disciplined with a large available line of credit. If you spend most of what you earn or want a fixed rate no matter what, I’ll tell you it’s not the right fit.
