The white-glove difference

You get me. Start to finish.

No call centers. No handoffs. No “let me check with my processor.” I hold your hand through every document, every decision and every number, and I explain the why behind all of it.

Born and raised in Los Angeles, University of Alabama grad (Roll Tide) and now living in Dallas, so I know how different markets across the country really work. My story

  • 150+ lenders, one conversation. I’m a broker, so I shop the market for you instead of selling you one bank’s menu.
  • Built for speed. I’ve closed loans in as little as 8–11 days, including files other lenders and builders turned down.
  • Straight answers. If a loan doesn’t make sense for you, I’ll tell you, even if that means no loan.
  • Creative when it counts. Self-employed, recent bankruptcy, projected income, mixed W-2 and 1099. I’ve done them all.

“Not possible” is where I start.

Every client is different. Here are a few situations I’ve solved recently. Details kept private, of course.

Keep the Home

Keeping the house after a divorce

Structured a cash-out refinance so one spouse could buy out the other’s equity, take the other off the loan and keep the kids in the same school.

Projected income, new state

A mobile detailing business was moving from California to Georgia. I documented projected income for the new market and got the purchase approved.

Approved before the move
Speed

Denied elsewhere. Closed in 8–11 days.

Picked up files that big banks and builder lenders turned down, repackaged them with the right lender and closed them faster than the original timeline.

Closed on time, contract saved

Past results don’t guarantee future outcomes. Every loan depends on the borrower’s full situation and lender approval.

Questions people ask me every day

Straight answers.

Why use a mortgage broker instead of a bank?

A bank can only offer its own loans. As a broker with Edge Home Finance, I compare pricing and guidelines from 150+ wholesale lenders at once. That usually means better pricing, more program options and a backup plan if one lender says no. You still get one point of contact: me.

Can I get a mortgage if I’m self-employed?

Yes. Beyond traditional tax-return loans, I offer bank statement loans (12 or 24 months of deposits), 1099-only loans, P&L loans and asset-depletion loans. These qualify you on what you actually earn, not what’s left after write-offs.

Can I keep the house in a divorce?

Often, yes. A cash-out refinance or equity buyout can pay your ex their share and remove them from the loan. Depending on the program, documented support income can help you qualify. I coordinate timing with your attorney and decree so everything lines up.

How fast can you close?

I’ve closed loans in as little as 8–11 days when the borrower’s documents, appraisal and title are ready. A typical purchase closes in about 21–30 days. Fast closings make your offer stronger, especially in competitive markets like Dallas and Orange County.

Does it cost anything to talk to you?

No. Consultations, rate comparisons and pre-approval reviews are free, with no obligation. I’ll show you every cost up front on your Loan Estimate. No hidden fees.
